Properties must be photo-ready on arrival. I photograph as-is and don't move furniture, decor, personal items, trash, cleaning supplies, boxes, cords, or laundry. Please make sure the property is clean, vacant when applicable, and ready before the scheduled appointment.

For everyone's safety, all pets and animals must be secured away from the areas being photographed before arrival. I don't photograph spaces while animals are loose in active shooting areas. If animals aren't secured on arrival, the appointment may be delayed, rescheduled, or subject to an additional fee.

If a property is occupied, partially furnished, cluttered, or needs minor virtual cleanup, a $50 cleanup/editing fee may apply. This add-on covers light virtual cleanup only. Extensive item removal, retouching, staging corrections, or special editing require a custom quote.

Standard turnaround is 24–48 hours for clean, photo-ready properties. Occupied properties, custom edits, larger homes, or special requests may take longer. Final images are delivered in a private, password-protected gallery and remain downloadable for 30 days from the delivery date. Please download and back up your files within that window.

Preferred payment is by Stripe invoice, sent by email and due on receipt unless agreed otherwise in writing beforehand. Stripe payments may include a card processing fee. Zelle is also accepted. Business checks may be accepted with prior approval only — final photos, galleries, and downloads aren't released until the check has fully cleared. Any additional edits, revisions, or cleanup fees must be paid by Stripe or Zelle, and additional work doesn't begin until payment is received.

I reserve the right to reschedule due to weather, lighting, safety concerns, or circumstances beyond my control, including illness, family emergency, or bereavement. If a reschedule is needed, I'll coordinate a new appointment as promptly as possible.

Once photos are delivered, requested changes are billed separately at $25 per image — including brightness, color tone, contrast, warmth, or exposure adjustments. Because every screen renders color and brightness differently, I can't guarantee images appear identical on every device or monitor.

All photographs and visual media remain the sole property of JF Design Group, LLC. Clients receive limited, non-transferable permission to use the delivered images solely to market the specific listing they were created for. Images may not be sold, reproduced, licensed, transferred, shared, or reused in any form without prior written permission.

Anything outside standard scope — larger properties, heavy retouching or object removal, virtual staging, drone, video, floor plans, 3D tours, rush delivery, or special editing — is a custom quote. Pricing, packages, terms, and turnaround may be updated at any time. Quotes are based on the information provided beforehand; if the property's condition, size, or requested services differ, additional charges may apply.
